PROJECT HANDOVER & DEFECT RECTIFICATION POLICY
At By Design, we want to make the handover process smooth and hassle-free for you.
Here’s a simple breakdown of how we manage walkthroughs, defect rectifications, and post-handover requests to ensure everything is handled properly.
1. DEFECT WALKTHROUGH DATE
• Once the project is completed, we’ll schedule a walkthrough with you to check the unit together.
• Before the walkthrough, you may review the space on your own if you’d like. Our team will also do an internal check.
• During the walkthrough, we’ll go through any defects that need fixing and confirm them together with you.
• Any defects found after the walkthrough date will be handled under warranty after final payment.
2. DEFECT RECTIFICATION PERIOD
• Once defects are confirmed, our team will start rectification work within 10 to 14 days.
• This period covers only defects noted during the walkthrough.
3. HANDOVER DATE & FINAL PAYMENT (5%)
• After all rectifications are done, we’ll do a final check with you on the handover date to make sure everything is completed.
• Once all defects from the walkthrough are cleared, the final 5% payment is due before we officially hand over the unit.
• Any new defects found after the handover will be covered under warranty and only handled after the final payment.
4. EARLY MOVE-IN REQUEST
• If you’d like to move in before the official walkthrough and handover, we’re happy to arrange that.
• In this case, we will hand over the unit immediately, and the final 5% payment will be required at that point.
• Any defects will then be managed under the warranty period after handover.
5. REPORTING DEFECTS AFTER HANDOVER
• Our work schedule is planned two weeks in advance, so please allow 7-14 days for us to arrange a visit after scheduling.
Example: If you report a defect on Monday, 1st January, kindly provide a few available dates between Monday, 8th January to Saturday, 13th January for scheduling.
• To make things more efficient, we arrange defect rectifications for each site only once a month, so we encourage you to consolidate all defects before submitting your request.
Example: If you report a defect in the first week of January, we aim to complete it by the second week of January. If another defect is reported after we’ve already come, the next rectification will be scheduled in February.
• Please send photos or videos of the affected area when reporting a defect—this helps us assess the issue and assist you better.
