Kitchen Appliances & Accessories Guide (Hob, Hood, Sink, Tap)

We’re happy to support owners who wish to self-purchase kitchen items such as hob, hood, sink, and tap. However, when items are not sourced from our recommended suppliers, compatibility, completeness, warranty, and supplier issues sit with the owner, and it may affect timeline and cost. This guide sets clear expectations so installation stays smooth.

1) Important Clarification: Supply Is Not Included Unless Stated

Unless clearly stated in your quotation:

  • Hob, hood, sink, tap and related accessories are not included
  • Our renovation scope typically covers carpentry, plumbing/electrical points, and installation (if agreed), not product supply.

Why this matters: Many owners assume kitchen items are part of the renovation package. They are only included if explicitly quoted.

2) Two Options: Use Our Recommended Supplier vs Owner Self-Purchase

Option A — Purchase via Our Recommended Supplier (Smoothest Option)

When kitchen items are purchased through our recommended suppliers, we can manage the full flow, including:

  • Delivery coordination and timing
  • Checking items on site (model, condition, completeness)
  • Ensuring correct specifications (size, cut-out, mounting type, power rating)
  • Handling wrong/short deliveries with supplier (exchange / re-delivery)
  • Clear accountability for troubleshooting and after-sales (where applicable)

Option B — Owner Self-Purchase (Allowed, With Conditions)

If you choose to self-purchase:

  • Owner is responsible for correct selection and full completeness
  • Owner manages supplier mistakes and warranty claims
  • Additional coordination caused by wrong/short/missing items may lead to additional charges and rescheduling

3) Owner Responsibilities for Self-Purchase Kitchen Items

To proceed with owner-supplied hob/hood/sink/tap, the owner must provide:

  • Brand, model number, and spec sheet (before fabrication / installation)
  • Exact dimensions and cut-out requirements
  • Installation type (top-mount / under-mount / flush-mount; chimney hood / concealed hood, etc.)
  • Power requirements (for hob/hood) and plug type
  • Any special installation requirements from manufacturer
  • Delivery confirmation: all items must arrive before the installation window

Why this matters: Kitchen items affect carpentry sizing, countertop cut-outs, plumbing points, electrical load planning, and installation sequencing.

4) Delivery & Receiving Policy (Owner Self-Purchase)

✅ Owner arranges delivery and ensures items are ready for installation.
❌ By Design does not receive, store, or manage owner-purchased deliveries.

Why this matters: Receiving third-party deliveries often creates missing-item disputes and delays that are outside renovation scope.

5) Cut-Out & Fabrication Timing (Very Important)

Carpentry and countertop fabrication depend on confirmed item sizes.

Once the countertop/cabinets are fabricated:

  • Changes to sink size, hob size, hood type, or tap type may require rework, and will be treated as a Variation Order (VO).

Examples

  • Owner changes to a larger sink after countertop cut-out is done → new cut-out/rework required (chargeable)
  • Hob model changes from 60cm to 75cm after cabinet is built → cabinet and cut-out rework required (chargeable)

6) Missing Parts / Wrong Items: Re-Trip Charges Apply

If items are:

  • wrong model/spec
  • damaged/defective
  • incomplete (missing brackets, hoses, traps, adaptors, templates, filters)
  • delivered short or late

and this causes additional site visits, partial installation, or return trips, then re-trip charges and additional labour charges will apply.

Examples

  • Sink delivered without mounting clips / bracket set → cannot install → return trip required
  • Tap delivered but missing flexi hoses/adaptors → cannot connect → re-trip required
  • Hood delivered without proper ducting accessories → installation incomplete → return trip required

7) Re-Installation Due to Supplier Error or Replacement Request (Chargeable)

If the wrong item is delivered (or owner changes the item after installation) and requests:

  • removal and re-installation
  • replacement works
  • re-alignment or re-testing

this will be treated as a Variation Order (VO) and charged accordingly.

Example: Hood installed based on delivered model; supplier later delivers the “correct” model and owner requests swap → reinstall is chargeable.

8) Key Compatibility Notes (Common Issues)

A) Hob (Gas / Induction)

Owner must confirm:

  • Size and cut-out template
  • Power load requirements (induction often requires higher load)
  • Availability of proper electrical point / isolator (if required)

Example: Induction hob requires a different power provision than originally planned → additional electrical works may be required (chargeable).

B) Hood (Chimney / Concealed)

Owner must confirm:

  • Hood type and dimensions
  • Ducting route and duct size (if ducted)
  • Whether recirculating mode is used (needs charcoal filters)

Example: Hood purchased is ducted but site has no provision for duct route → redesign/adjustment may be needed.

C) Sink (Top-mount / Undermount / Flush-mount)

Owner must confirm:

  • Mounting type (undermount/flush-mount needs additional detailing)
  • Sink dimensions and bowl depth
  • Cut-out requirements and any reinforcement needs

Example: Flush-mount sink requires extra workmanship and alignment; may be chargeable if not specified early.

D) Tap / Mixer

Owner must confirm:

  • Tap hole size requirement (single hole / 2-hole / 3-hole)
  • Whether a soap dispenser / filtered water tap is included
  • Compatibility with water pressure and heater type (if relevant)

Example: Owner buys a 3-hole tap set but countertop is prepared for single-hole → rework required (chargeable).

9) Warranty Clarification

  • Product warranty: strictly between owner and the owner’s supplier/manufacturer
  • Installation workmanship warranty: By Design covers installation-related issues only (e.g., mounting alignment, basic connection workmanship where within our scope)

Product defects, missing parts, noise issues, performance issues, or warranty claims should be handled with the supplier.

10) Best Practice to Avoid Delays

To keep your kitchen schedule smooth:

  • Finalise hob/hood/sink/tap selection early (before fabrication)
  • Ensure items arrive complete with all accessories
  • Do not change models after cut-outs are confirmed
  • Provide spec sheets and templates early
