Project Handover & Defect Rectification Guide

We want your handover to feel smooth and stress-free. This guide explains how we manage the walkthrough, rectification works, handover, and post-handover warranty requests, so expectations are clear and everything is handled efficiently.

 

1) Walkthrough (Defect Check)

Once the renovation is completed, we’ll schedule a walkthrough with you to inspect the unit together.

During the walkthrough:

  • You’re welcome to do your own pre-check beforehand.
  • We’ll record items observed on the day into a Walkthrough List (our agreed rectification list).
  • Photos/videos may be taken for documentation where helpful.

After the walkthrough:

  • Items recorded in the Walkthrough List will be arranged for rectification.
  • Items raised later (not captured in the Walkthrough List) will be handled under the post-handover warranty/defect process, after final payment.

2) Rectification Timeline (For Walkthrough List Items)

After the walkthrough list is confirmed, rectification works are typically scheduled within 10–14 days, depending on site readiness, trade availability, and material lead time.

This rectification round covers only the items recorded during the walkthrough.

3) Handover & Final Payment (5%)

After rectification is completed, we’ll arrange a final check with you.

  • Once all walkthrough items are cleared, the final 5% payment is due before official handover.
  • After handover, any new items will be managed under the warranty/defect process, and scheduling will follow the post-handover arrangement.

4) Early Move-In / Early Delivery (Before Official Handover)

We understand some owners may need early access for movers, furniture delivery, appliance delivery, or third-party installers.

If early access is requested:

  • The final 5% payment will be required at that point.
  • The unit condition may change due to moving activities. To keep things fair and clear, we’ll proceed based on the Walkthrough List as the baseline.
  • Any items reported after early access will be managed under the post-handover warranty/defect process (subject to inspection and confirmation).

5) Reporting Items After Handover (Warranty / Defect Process)

To keep rectification efficient and avoid frequent re-trips, we schedule warranty visits in batches.

  • Typical scheduling is 7–14 days after a consolidated report is received (subject to trade availability).
  • We arrange rectifications once a month per site, so we kindly ask owners to consolidate all items before submitting.
  • Please include clear photos/videos and the exact location (e.g., “MBR wardrobe left door”) to help us assess faster.

Example:
If items are reported in early January, rectification is typically targeted by mid-January. Any new items reported after that visit will be scheduled for the next month’s batch.

Batching helps reduce repeated site trips, avoids disrupting the renovation workflow, and lets the correct trades attend in one go. This usually results in faster overall resolution and cleaner finishing.

 

Q: How should I report defects after handover?

Please send:

  • Clear photos/videos
  • Exact location (e.g., “Kitchen base cabinet – right door”, “MBR toilet – basin area”)
  • Short description of the issue
    This helps us assess faster and arrange the right trade.

 

Q: How long does rectification take after I report?

Typically 7–14 days after we receive a consolidated report, subject to trade availability and material lead time. Some items may take longer if parts need to be ordered.

Q: Are functional issues like hinge adjustment or door alignment still covered?

Yes — functional workmanship issues (e.g., hinges/soft-close adjustment, door alignment, drawer runner issues) can be supported under the post-handover warranty/defect process, subject to inspection and confirmation that it’s not caused by misuse or third-party works.

 

Q: What about owner-supplied items or owner-engaged contractors?

For owner-supplied items / owner-engaged contractors, rectification responsibility may differ depending on the issue (product-related vs installation-related). We will assess based on site condition and scope boundaries.

 

Q: Do you provide photos from the walkthrough?

Photos may be taken for documentation and can be shared after the site visit. The walkthrough checklist remains the primary record of the agreed items.
